Regular maintenance can include sealing your asphalt every three to five years. This prevents the binders in your asphalt from drying out and deteriorating due to exposure to the elements, helping extend the lifespan of your driveway or parking lot.
Cracks and potholes can be fixed simply by patching your surface. Cracks less than a quarter-inch wide can generally quickly be filled with liquid crack fillers and other relatively minor repairs. They generally don’t indicate any deeper, underlying problems with your asphalt, and can be repaired quickly and affordably.
As cracks get larger, however, patching only temporarily solves the problem. Constant freeze-thaw cycles and thousands of pounds of metal moving over a driveway or parking lot will take its toll on your surface over years. At that point, asphalt resurfacing may be a better option. This essentially involves removing the top layer of asphalt and replacing it, giving you a surface that looks completely new without the trouble or expense of replacing the sub base.
Eventually, however, even the sub-base will break down, and you’ll experience larger potholes and heaving in your surface. At that point, a full replacement might be your best option. While asphalt can last for decades, it isn’t an eternal surface; if your driveway is old enough to vote, it’s probably old enough to be replaced.
